But they have the affordable priced properties......in comparison to the top non affordable states in the union. its also forcing us local guys out to the Andersons and kokomos too because we cant compete with the large funds bank account.

Broadstreet Private Equity.They have several offerings including an infrastructure fund where they develop subdivisions for major national home builders in the Carolinas and Georgia.They also have started a store n lock fund in partnership with Public Storage , a cryto mining fund and I think a restaurant fund.I am primarily interested in the infrastructure and store n lock funds.Also, does anyone have any suggestions on back ground check services?

Well, there are two colleges nearby, Delta State and Mississippi Valley but they are about the poorest 4-year public universities in the state and most of the people that go to them are from the Delta.

If so you may have some full doc options which have the best rates typically and terms.Like others have mentioned you have DSCR loans too but this only allows you to purchase non owner occupied properties (not primary residence or second home occupancy type properties).
