I took out a $25k mortgage and sold 2 cars to get started.  7 figures of business later its definitely paid off.Regardless of who it has and has not worked for, this is a very personal decision with no wrong answer.Is your desire to create a life you want greater than your fear of losing that money and more? 

My fear is that I'll have all of my money tied up in this BRR while I wait for two years to pass by to establish a steady pay history.

I fear that I will pay the 18k and still risk the chance she won't leave. 

Dont let fear of the unknown stop you from getting things done!

I know that I shouldn't fear making too low an offer and getting turned down I'm just not sure its a good way to start a relationship with my realtor.

I would bet that the majority of people who fear market fluctuations are people who are not at all, or very little invested in the market.
