There are quite many Accounting apps to choose from.For me, online database (keep track of expenses from anywhere with phone/laptop/assistants) and receipt scanning through phone are the 2 most important features.

I have had nothing but problems with applicants trying to apply and get screened.I don't particularly care about the auction aspect but it would be nice to have a modern website for applications to submit documentation and tenants to pay rent and sign leases.Anyone happen to know of any service like that?

We take advantage of modern PM software to ease the experience for Landlords so they can be as hand's off as they would like while still having all the information they need. 

Unless you want to have an in depth foundation of modern value investing, Security Analysis is overkill because it doesn't have much in it about REI that you won't get from The Intelligent Investor. 

The land has an ancient cabin and a semi modern barn that I want to live in / Renovate / Hold .

Paint the siding (if that’s vinyl Ben Moore has an additive for their paint that works on vinyl), update the lamp post with something more modern.

Plumbing and electrical are upgraded to modern standards if need be and their should be no deferred maintenance or big CAP Ex expenses for quite some time.
