It should include the exact wording from Florida Statue 83.56 beginning with "you are hereby notified" ending with "to wit: on or before and the date" Keep a file for all of these documents. 

Is it the new hardwood floors, the cedar shake roof, how about how real marble counter tops, or the pool and gazebo?

You should be able to look up Florida state statues on landlord/tenant laws to find the specific statute.  

I am wondering if I can use pond liner under the marble or if it needs a completely stiff surface.

I also considered just paying cash for another 70k home but then Id have all my marbles in that one home….Not sure which way to go next but I do know were in good position right now, I think...

Also, I am thinking of larger format tiles (9x18) for shower walls (marble-looking ceramic) which will should save money too such as this.

As some others mentioned, you might put in a premium material (marble or granite) when the comps say you could have used a more cost effective material.
