Comps are going to be hard to get, and when you loosen up the search window for comps it becomes hard to compare apples to apple's.

I'd start out very conservative and only loosen up your criteria if you can't rent it as frequently as you need to cover the cost.

Either contact the seller or the agent to get this info, if they are unwilling to release that, see if a intent to purchase would loosen their grip.

So far I have been wrong about that but we definitely need to be concerned if underwriting standards loosen up!
