I grew up in the land bizz currently building out a 75 million dollar housing project in Oregon that I own and developed I bought the dirt 7.5 mil cash and did all the horizontal in 3 phases about 2 mil per phase for development costs ( these were bank loans) then same bank gave me vertical loans and well we are down to the last 17 houses of which I have 11 presold and closings every two weeks for the next few months ..

My last deal was my first off market deal and when I contacted the sellers wife about the deposits she said that that was a given as part of a multi family sale and they’d write me a check at the closing as I requested because money was tight and I didn’t want a credit where I’d have to come up with the funds out of pocket later.

I would be curious as to what your lease says, and if the parameters consider something like a pest problem, your responsibility or the tenants responsibility.additionally, it is hard to find a quality tenant that is going to be a good steward of the home and will be long lasting with the longevity aspect, especially for that price for an apartment.
