I'm acquiring 3 cabins on a piece of land in the Finger Lakes. 

But they are the inexperienced passive investors, which is a blind leading the blind scenario—and then when/if something goes wrong these people sue, alleging you mislead them, didn’t disclose the risks, were not prepared to manage the complexities, and so on.  

Ocean Lakes is set up like a MH park.

-Utility turn on - House isn't done so they haven't actually had to do anything-Tenant placement - House isn't done so they haven't actually placed a tenant-Property management - They're still renovating the property (allegedly) so there's nothing to really manage.I've had to request the rent for literally every month I was owed, but since they've been paying when requested, I let that go.

If I was an out of state buyer I would purchase homes over in Coro Lakes or East of Third Street near Shelby Drive and Horn Lake Road. 

Here in Lake Tahoe, NV there are season where the vacancy goes way up and it's really a feast and famine market.

Your answer would be it depends on a million things.Like the specific property, its condition, location to desirable areas, local STR regulations etc.We would need much more detail to be able to help.OBX is the acronym for the Outer Banks in North Carolina  This should be a great area if you can find the right property at the right price.You have to keep sifting through what is available till you find one that you like where the numbers make sense.I looked for 2 years when I was buying my lake house to find that great property.

I have ideas of how to meet my goals and step my foot through the door of RE Investing but with my lack of experience I would be very grateful if there is anyone in my area (Lake Wylie, SC/ Charlotte, NC) with more experience and willing to sit down for 10-30 minutes with me and help me get over the fear factor of taking that first step, and help me feel comfortable to be able to take action and start the journey.
