As the person who is referenced in the article repeatedly, I would like to point out the simple fact that most of the mom and pop mobile home parks in the U.S. are in terrible condition (a simple drive through will prove this out) and there are only two roads to take with these properties: 1) have new owners buy them, inject capital into them to bring them back to life, install professional management and raise the rents significantly or 2) let them fall into such disrepair that the city shuts them down or new developers buy them and bulldoze them.

My project is going to be roughly 7.2- so I am looking for funds to cover my injection of approximately 2 million.

I would have to know a lot more and I am not sure how much cash you have to inject, but you can do a series of two loans here (just a possibility).

4) How much cash do you have to inject into a deal for down payment, closing costs, and reserves?

I am also looking for equity injection to reach our expansion goals while turning the business around, if any investors like this space.  

Our land would be our injection into the loan.  

They would be very unlikely to subordinate to a seller, so the seller would need to be in second position, but any lender that I know of would require at least some sort of cash injected by the buyer/borrower.
