I know several investors that do subject to's in which they are in direct violation of the due-on-sale clause, and I have only heard of one time in which an investor was even threatened with foreclosure.

As I've heard many people that specialize in direct mail (Sharon Vornholt & Jerry Puckett) say, it's the repeated, systematic mailings that get the highest responses, not the one-and-done mailer approach.

I've never talked to an attorney that has claimed a way around that (no matter how many levels of corporate indirection you establish), so if you've succeeded in doing this, please share your secrets!
