What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

For example, if you buy a home for 100k, and then improve the property and now it is worth 200k. 

The property value must be a minimum of $250,000 USD, and the credit score requirement is at least 700 points, among other conditions.

I think your future self will thank you for doing that.Perhaps take out an equity line of credit in case you need it and using a property manager.

My strategy would then be to lease at least two of the renovated units, increasing occupancy to 90%, which could improve the chances of securing favorable terms for refinancing.I haven't pitched it to the seller yet.
