After almost 8 months of harmony I have my two tenants in the lower units not getting along.A very peaceful family in the unit that boarders the laundry room are complaining of late hour (After 11PM) laundry use by the other tenants and believe they are doing it to annoy them.So, I don't see a reason anyone should use laundry that late but I want to work on limiting access.What are my best options?

The problem is, when it rains that hard and dumps a huge amount of water over a very short period, none of the drainage in southern California is set up to handle that quantity of runoff, nor are the gutters on the houses.You probably just had a pool of water at the corner of the house that became flooded and leaked into the house.

And require renters insurance so that the tab for the hotel stay is picked up by the insurance - and don't promise anything that you might not want to uphold.And the flushing applies to any guests the tenant has too (so have that in your lease wording as well) - it might not have been the tenant but a guest, hard to tell since the quantity you found does not seem to be many month's worth IMO.

Jason, depending on how much dirt you need quantity wise, I'd recommend using clay based soil.

If the quantity you need is not that high, you can borrow money from a credit union or bank and do the rehab, get those units rented, then do a cash out refinance on the church itself to pay back the personal loan.
