So @James Mc Ree, I have a hard money loan, is there a right or better way accrue value for the property for external cosmetic upgrades for the hard money lenders who will be appraising the property? 

As long as you buy a house that has a good cash flow you have little to worry about on those other external concerns.  

It was finally discovered that external water was coming from a rotted attic vent over twelve feet away.

@Avery Rustad I like to stay away from having tenants doing repairs, but if you’re treating it like an external transaction, then I don’t see anything wrong with that.Just make sure he’s as qualified as any other painter you would use to do the work.

I now use an external screening service who simply gives me a "Recommended/Not Recommended" after they run the apps.

You have the flexibility to accommodate large or small groups.I have an external camera system to make sure no large parties are going on.
