When you look at W2 wages you have Fed, State, UI, SSI, etc... easily pushing 40-50% for many.

There are so many from Cali and Canada and NY who talk about trying/wanting to build rental portfolios in Chicago because they read cap rates are great on the south side.Here is a Chicagoan wanting to go to Michigan for the same reason.I don't know what/who is telling all these people that the grass is greener somewhere else or that being an out of town landlord is easy, but.....it isn't.

Also, the grass doesn't need to be two feet high.

I have been looking at a house in my area for a wile, the grass is over grown for month.

Draw up a little flyer for high grass vacants and their neighbors.  

Multiple village notices posted on the door for tall grass, repairs, etc.

As I pull up I notice the grass was cut, must be a nice neighbor.  

One property I had before had no trees, just hedges, and grass.

Once we realized that the grass is not greener on the other side, the damage has been done.

Grass was very long, siding and windows a bit old and it just looked like the owner didn't care about the property anymore.
