Hi BiggerPockets Family,I am looking to insure a triplex that I own in Philadelphia which is under my LLC.  Does anyone have any recommendations?

I understand that the county is in process of revising policy, but a couple of questions.

This is something you do on your own units policy.  

I am happy to talk smart contracts, governance and funding though. 

Another question: Have you noticed any change in income for the property since the policy was implemented?

- Insurance policies (some may not cover rent by room)- Friction among tenants regarding common spaces

I was just surprised that when I asked to change the policy to rental, the first thing he asked was if there was a damage after the hurricane I think a few different things are in play here. 

Lenders are reaching out to Fannie Mae and Freddie Mac to have the minimum increased, since this is an issue that will not go away as insurance companies raise premiums to stay profitable, and HOAs try to avoid paying higher premiums by increasing the deductibles (or sometimes they need to do both to afford a policy at all). 

Insurance for our properties is a commercial (expensive) policy, in the name of the entity instead of in our own name.  

Also how about your STR guest policies?
