Subject-to purchases are very enticing, but they are becoming more and more regulated as the federal government has stated that any realtors or closing companies who assist in a FHA, VA or USDA loan subject-to transaction may have their ability to transact these loans revoked for up to a year!

I keep seeing posts about HB 24-1098 which severely restricts a landlords ability to evict non paying tenants or restricting folks on rental assistance from the government.

I would do the following, at a minimum:-request that he complete your rental application (hopefully you have a thorough application),-request identification documents (government-issued),-require that he provide you with proof of his visa status and the authorized length of stay,-verify his employment, income, and financial stability, and-contact his previous landlords for references.If he cannot satisfy these application requirements, do not approve.
