build it instead of buying it. especially in the 5-50 range you are going to get garbage that's 80-120 years old in c neighborhoods. i can find land in almost any zip code and make the numbers work in columbus. or partner on a project locally. just my 2 cents but build to rent is much stronger right now in my opinion in columbus than buying existing assets 

Yes, you should ask about wind insurance as we do get wind damage occasionally from hurricanes although it is far milder than the coastal areas. 

This move-in ready house features a stove/oven, refrigerator, and dishwasher in the kitchen.

In my experience owning units there for 20+ years, we were not able to get compensatory higher rents.

These are things I would go over with the agents, and get the in there to see what is going on. 

I keep getting mixed answers I don't know why this real estate professional tax status is confusing to me along with cost segregation and bonus depreciation no matter how much I read about them Do you pay a good tax professional to give you an answer?

I don't think you will get anyone to loan you money on tax liens/deeds. 

There is a lot of different software that you can use to get this information without driving around.
