A new 50-gallon water heater is $200-ish here, so I wouldn't ask for that, given that asking for repairs means at least a couple weeks of delay, and unless it's spurting water out, the bank isn't going to want to pay anyway.

My buildings we empty while I was working on rehabbing them so there was no garbage to pick up and I did not even flush one gallon of water down the sewer.

Once underwriting says no it is like trying to recast cement.I was told by a couple lenders and even a mortgage broker in my area that the seasoning most required on title was minimum 90 days or proof of major renovations, meaning more then a couple gallons of paint, anything less then that and they considered it a flip and wouldnt touch it.

Look at if the water and sewer rates per gallon have stayed flat, gone up, or gone down the last 5 years.Water (liquid gold) you are looking at 60% expenses and not the typical 50%.54,000 x .60 = 32,400 = 21,600 NOIAt a 10 cap you are looking at a value of 216,000 for resale before commission costs and buyer concessions.At purchase of 150,000 and projected repairs being more 50k I don't see the value in this deal.

Once you have blown down the house and drained the water heater ( turn off the electric to it first) take a funnel and pour in 10 gallons of RV antifreeze and blow it thru the lines , you will never have a problem .

Also, both units use oil heat, should I put some kind of clause in rental contract saying that they must keep the tanks filled and that I will start them off with "X" amount of gallons.
