Usually that 1 tenant is disappointed with how their own life has turned out or mad about something inside that they can't control and they will take it out on anyone that they can - their landlord, their waitress, kids, road rage, picking fights on the internet, etc. until they can address the source of their pain they will continue.

So you better have various insurance companies there to fight the claim so you don't have to hire your own lawyer.10) If you are mortgaged on the property, your lender will require hazard and liability on the property itself.11)  How many more rentals do you plan to get, as that will figure into the equation and how quickly?

A seller in a hot market with a correctly priced house will simply tell you to make up the difference, fight the appraisal, or walk from the deal when you try to lower your offer.My house sold for $240k and appraised.

The neighborhood is pleasant, except we have a next door home wherein 2-3 families are living in , the property is unkempt to say the least, usually someone is arguing and or fighting in the home, place reeks of marijuana and they have 3-4 dogs and 1 of the dogs they can't really control.Not sure if I'm being too overly cautious but I feel I can't in good conscience rent my home to another family knowing all I know with the nextdoor neighbor.Should I start from scratch and sell the house and buy a new property or keep and rent the house and buy a new property?

A long-time resident at where I'm now living told me when a previous owner (that went bankrupt) started accepting HUD tenants, "that's when the drugs came in" (I wasn't living here then to be able to confirm this assertion, but I have no reason to doubt it).The same reaction happens in business ("street fighting" and "lifeboat ethics").

There are thousands of posts on BP, almost every day, and keeping advertisements, deal-making and fights clear from the forums is not an easy task; if threads weren't moderated the forums would quickly become virtually unusable and unattractive to the majority of people here that are just trying to learn more about real estate investing.

If you decide to go to court and fight it using the "She slipped it in, when I didn't know", you may get a sympathetic judge, but you may also get the full boat of the commission owed as well.Personally I explain every document (at least the first offer).

Even if you decide to fight HUD *(initial reaction: crazy), your best path to future success on this property is to present the Muni with the idea that you WANT to make the property safe and whole, one way or the other.
