As Greg Dickerson said, it's project dependent.I used to do a lot of heavy repositioning deals where there's no cashflow on year 1 since they are vacant and undergoing major renovations.

Most of those inspectors are so fat and lazy they would never climb a ladder or fit through an attic hatch.
