That's a big win for me because, generally, when you're evicting, the tenant stopped paying rent.

I met the owners during the walkthrough, and ended up hitting off with them, and they wanted me to win the property in a multi-offer situation.

If you're local housing authority is decent to work with and you screen your people well section 8 can be a win for everyone. 

That typically means doing value-add projects that you can refi out of afterward and/or using normal monthly savings to pay it down.Using a HELOC to 100% finance something is not a winning strategy.

Ultimately, pricing wins the day, so at a certain price it'll lease.

If you saw the issue and chose to close on the property anyway, that’s going to be a tough case to win. 

Lenders in the RE space aren't the healthiest right now in my opinion and need some stable wins on their balance sheets.
