When you want coaching, you sign up for and pay for coaching in the niche you want to crush in and you shouldn't do that until you have tried a decent amount on your own, gone to meetups for a year, and figured out what you want to do first.Wholesale coaching is out there, but there are a lot of charlatans.

A lot depends on your entry price and instant equity. 

That helps some...but your variable expenses also go up too - property insurance & taxes - so a lot of your rent increases go to offset rising variable expenses.I started at the age of 47 in 2018 and we bought properties fast and furious - 12 the first year, 10 the next, and 9 in 2021 and currently have 38 properties. 

I pull pretty solid lists, I find a lot of my deals off market, just thought I could reach more if I have a few full time callers on the phones.While i'm at it, how are you guys finding good deals in today's world?

A lot of the basis of my position on this can be described as “gut feel”.  

It takes a lot of trust.

@Bobby Paquette, someone had asked about this group a while back and I will say, there is a lot that scares me about this company.  

A lot obviously.

There are also a lot of people out there that will hate on getting coaching, some due to the bad actors I mentioned, but some due to a commitment to do everything themselves.

About me, most of my assets are RE but in another market so I would be diversifying in that market.Potential for appreciation is very uncertain: prices have risen a lot locally lately and are as high as they have ever been, and it’s unlikely higher prices would be affordable by locals.
