As long as there is good justification, I win 75-85% of the tax disputes I file on my own properties in Ohio every year.  

The commission may impose a civil penalty of no more than five thousand dollars upon any unlicensed person who, after a hearing or informal resolution in accordance with all provisions of this Chapter and the Administrative Procedure Act, is found to have engaged in real estate activity without the benefit of a currently valid license having been issued by the commission pursuant to the provisions of this Chapter.

Also check the baseboards as the smell may be located there as well, also apply Kilz as a resolution.

If you ever set up a website where you take your own secure payments, etc and are sure that no dispute will arise with guests, insurance, security deposits (which you have to hold in escrow accounts technically)... go for it.

One way or another it has to go either via deletion or dispute removal.

We were made whole the next day but can you imagine if they had our notarized reconveyance and original docs and there was a dispute?

Can they report me for non payment to CBs or will this stand as a disputed amount?
