One of the items you have at your disposal now (possibly) is being able to use some grant/student loan money to invest. 

VA Entitlement Restoration: Veterans can restore previously used VA entitlement by:-Selling the original property, repaying their current VA loan in full, and disposing of the home-Allowing a qualified Veteran to assume their current loan and substitute their entitlement for theirs-Refinancing their existing VA loan into a non-VA product and invoking what's known as the "one-time restoration of entitlement."

When we finally finished we had 642 tires stacked in the driveway to dispose of.

However, it’s just as the term implies, a one-time thing, so once you have it restored and then you use it again, it will be unavailable to you unless you ‘dispose’ of the properties.

@Peter WaltherIt depends...A will is used to transfer property that hasnt been otherwise disposed of prior to death.

This can function as your own ‘hard money loan’ that you have at your disposal at any time and you don’t need to reapply for, at significantly lower interest costs.

I charge tenants for repairs that are clearly their fault - ie things in the disposal that should not be there......   

So would like your thoughts on mine, being an investor with $40k disposable income.Here are the basics:-Looking for 3-4 unit-I'd live there for at least a year to get 3.5% down mortgage-I don't need ANY tenants to pay the mortgage-Tenants paying mortgage just lets me save FASTER for my next property & build reserves for this property(repairs and such)-I'd be EXTRA careful in screening candidates; especially looking at job history/industry/credit-My goal/focus is $2000 NET income from 6 units.

We have achieved our current level of income very recently, within the last few months - we were making pretty much just enough to pay our debts before that.Now that we have a bit more disposable income, I started looking around at different investment vehicles for retirement about a month ago with the goal of retiring by age 40 (in 12 years).
