@Alex Whittow I believe there is more in the docs that you sign than just this but this is an example of a disclosure most lenders have at every closing:

You have to read all fine print on disclosures, understand the terms and play accordingly.Credit cards are in the business of making money.

During offer process you are expected to have also reviewed signed all disclosures, reports and documents. 

The number of disclosures and other forms you must supply could double or triple.

Ideally you can extract your initial purchase costs and the cost of the rehab but in full disclosure I have never been able to get all of my investment money out via this process (but I have gotten out almost all of my investment money).I am a big proponent of the steps I outlined. 

I understand the disclosure of such information to any prospective buyers but I'm interested in receiving input from agents and investors who may have some insights on the pros and cons of pursuing this type of an investment.

Full disclosure, I am completely new to Real Estate Investing and when I say "completely new", I mean asking the most basic questions that may seem like a no-brainer for most others that have been in the game for six months or more.

If its built before the lead disclosure date then assume it has lead paint and move forward accordingly.
