I could fill books on all the deals that fell apart or "almost" happened.And finally you have to be pretty disciplined to be able to tell a deal from a non-deal, and after sifting through many lumps of coal, to resist the temptation to fudge the #s and try to make a non-deal into a deal when it really isn't one.I would recommend networking with other local investors especially at a local real estate group here in Rhode Island or southern Mass, especially those who have any experience wholesaling, and of course also anyone who might be a bona fide cash buyer :)

this is always a toss up for me...on one hand, i don't use my degree, and hopefully will never have to...the money spent on a degree (that some said above will take 40 years to pay off) could be better invested into a business or real estate if you're sole goal is income....on the other hand, i'm a better person because i went to college...i think the point of the whole liberal arts course catalog is to make students take classes outside of their discipline...literature that we were forced to read in college teaches us ethics, human responsiblity, empathy, etc.

You need to be disciplined in your life and only spend money on WHAT YOU NEED.

Staying disciplined with my current project phase and refusing to go to Home Depot 2 days in a row allowed me to make faster progress.Next came the scary projects to me – plumbing, electrical, replacing a window, and trim.Thankfully I had a close family member come to help me finish my side of the rental for 10 days.

Left college and joined the Army as my parents felt I needed some discipline. 

If you ever have to "discipline" a tenant, they are going to be far more offended if they thought you were "friends" than if they thought you were a business associate. 

Being your in the military I’d bet you’d do well and have the fortitude and self discipline required in stressful situations .if you invest in a b class neighborhood it won’t be too bad .

If you enjoy recordkeeping and database management and doing computer work, and you are going to be disciplined about updating your system, then by all means get QuickBooks or buildium or whatever.  

You just have to have the discipline to designate part of your monthly budget as additional principle.
