@Heath Donnald  haven't had a similar issue but if the child is abusive to her she can get an order of protection against him and in most states that means someone has to move out. 

There are also so many stories of people who have come from intensely difficult circumstances and have managed to find a way (incarceration, homelessness, addiction, abusive relationships, extreme poverty, you name it).

Hey @Denis Ponder, once again I am in agreement with @John Underwood.

Arizona has a statewide law that prevents cities from not allowing STRs and restricts local municipalities from over regulating STRs....CA does not.It's true that SB1168 now allows cities to require licenses and guest checks, but at least they cannot deny them completely.Just my .02 

I have seen many of buyers/investors "Not ask" and then look for help after a lender denied them or caused them lost time and money!

At first I denied all these ppl but as I sit here with no prospects, wondering if allowing someone to rent out the space, sleep in the van at night would be an issue?

Is it a legal reason if both tenants paid a $39 fee and put in application and I deny one of them because the other tenant is willing to pay more rent ? 

I am not denying that there are happy customers out there who probably got LUCKY and got matched with an ethical, fair, and intelligent CPA firm that came with their own team, but that is LUCK.
