Hi Betsy,Williamsburg is fairly diverse with the majority of properties leaning toward the higher end as compared to Newport News and Hampton. 

But looking for population and diverse industry growth is a good place to start.

This could work if you A) grew up in that area and understood the culture B) Had multiple and again able to spread the costs/problems...

It's hard to see a slow down in the near future with such a large, diverse, and business friendly economy such as Houston's. 

strong rental market, diverse economy, and a food scene you will enjoy... my 2 cents :-)

You have to be the type of person that will collect/evict as needed, you need to be the type that is either able to do work yourself for turnover or have a existing relationship with a crew, and you need to understand the culture of the neighborhood.I don't have any of that, so I don't buy that type of assets... and from the sounds of it like you I rather a higher class asset with different tenants.

They may not be all self directed but many are for good reason-control,true diversity, etc. 

I suppose the closest thing is to target counties that have foreclosure diversion programs.
