I’m a 22 year old firefighter that’s looking to own a couple of rental properties.

That means their pricing tool is designed to price beneath the rest of the market, which drags the entire market down, especially when combined with their algorithm changes a couple years ago that made pricing (IE lower prices) the #1 factor in ranking.Even if you use an external pricing tool, it gets dragged down by the people using Airbnb's pricing. 

HI,I was curious to hear from other professionals, when you have a tenant for a couple of years, and then he wants to add a new person to the lease, what steps would you take?

Over the past couple of years, I’ve learned a lot about the business—like how to analyze markets, underwrite deals, and connect with brokers.

Usually all you need is a couple really good comps to know how your property would do and that is easier to find with a paid version of Airdna. 

Tenants in many markets already believe they pay too much (contrary to recent studies that show rent to property values have never been lower for the large US cities).If my insurance costs are not double my current rates over the next couple years, I will be pleasantly surprised.  

They just need a couple "success" stories to tout over and over again. 

Its relatively easy to manage the process once you do it a couple times.
