Doing nothing may be correct for one person, and engaging in a complicated entity structure may also be correct for another person depending on the situation.Each real estate investor/professional has different risk tolerances, different levels of savvy, different abilities in terms of bookkeeping, different estate plans, if one has an estate plan at all, and different relationships.

I was concerned that there would be substantial erosion of the yard and here we are three years later and it looks like I was correct to be concerned.

Don't fluff it and make sure you know someone with MLS access to make sure it's correct.

There has been a flight to the more quality areas of Austin.I agree on us having hit the bottom, time will tell but I think we'll see demand increase and rates decrease over the next few months Yeah - I was more talking about outlook for 2025+, I think the correction has likely completed (just opinion) 

I have to expect we're in for a correction sooner or later given how long it's had a bull run (other than covid and the brief really shallow "recession" we had in 2022).But its returns will almost certainly be better than 6.5% over the long haul.

Awesome Colin, thats amazing and very encouraging, I am not remotely where  you are in regard to business but I took risk  a in 2013 and went on my own and you are correct, so many doubting, warned, and discouraged me. 

You are losing money every month, and you will lose significantly more when they finally move out or you try to sell.The correct answer is to stop trying to fix them.

Experiential stays are the best ROI around when done correctly to account for equity and cash flow. 

Depending on the house, it can be a very quick correction by simply painting over the lead paint.
