None of the MLS listings work and the off-market properties are in control of the wholesalers who are very greedy there for some reason. 

Sadly I realize that I won't get the hands on control, but I won't be getting calls about every little rehab issue and they are marketing to and qualifying the buyers.

I did a local renovation where I was onsite at least once a week and I went over budget by more than $50,000 but because California properties appreciate or at least hold their value.If you can find a way to invest in the LA area or within driving distance you have a lot more control than buying 2000 miles away and doing a renovation from far away.

I would also remind the upstairs tenant of the property and how it's situated and you can hear noise easily, and can't control when people are on the phone.

I think the best way to learn about syndications and to find quality investment partners is to join a Community.This type of investing is long-term, illiquid and completely out of your control.

The only other move in charges that we have are for pets, remote controls, and some other odd items that come up.

There's a significant operational costs associated with condos with far less control.

That shows a lot of integrity to help me problem solve tenant issues, whether or not to value add to increase my rent, how much to increase the rent (in non-rent controlled SFH), etc instead of "why don't you just sell the house?" 

Or you could do a personal BRRRR, so you are the customer and control the customer response.
