@John McKee-thanks - if the plan is to payoff the loan or sell the  property BEFORE the IO  period  expires - its a decent  idea .....if you plan to hold the loan  past the IO  adjustement  date  - then  the rate/ payment  adjustment  will be  something you will need to contend with  every  12 months

I would also contend, there were enough regulations in place before the SAFE Act and Dodd Frank Act, it was just that no one ever bothered to enforce them on many of the smaller (and even many larger) non depository lenders in the past.In conclusion, you and I agree on many things except for the need for more regulation.
