I live across the street from a private, Catholic school and church.

I know I get shut down a lot on BP for being equity heavy and debt light.. but its that net worth in my business that allows me to play in the new construction game.. without it.. would not get very far. 

A friend, neighbor, relative, someone from church, surely there's someone in your sphere that can fill this role for you.

I used to rely on my long term 1 year lease tenants but recently they’ve been complaining they need repairs now but nobody’s ever home to let in the repair man.To rent it yourself - Post on Zillow, Craiglist and Facebook Marketplace, Facebook Yardsale, Student Offcampus Housing Pages, Church/community pages, your furnished rental with great pictures and lots of keywords.

Worse than hate for me,  are the envious, passive-aggressive comments from church members. 

Same thing with other problems, like a window that doesn't shut all the way, or a clogged sink, or a tripped breaker, etc.

So even if interpretation of the current rules says it is OK, you might eventually get shut down. 

for two reasons.you have a good amount of inventory to wholesale as you have burnt out landlords and you have old homeowners who want out of the neighborhood because it has turned from owner occupied to rentals.. some areas its just not a very feasible business to try to start.also its MUCH harder than the internet makes it seem and you do need money.. unless you happen to know a lot of folks with distressed real estate like through your church or family or what have you.. its sales and marketing business..
