That is a terrible return on investment.As others have said, the only way his plan works is if you have a very high income (doctors, lawyers, etc.) or you are buying very cheap properties (10-50K homes in the hood or rural areas).

I would just encourage everyone on this thread to do some due diligence and explore how other successful and reputable real estate companies/landlords are navigating through this pandemic, and to conduct some research before you start making decisions based on a Biggerpockets post by a guy in plaid shorts claiming he is a real estate "specialist".Just FYI Andrey is a Doctor :) Andrey see my post about some Colleagues of mine waiving the rent for the traveling nurses in their apartments..

Would you choose the doctor who did the procedure once a decade, or even twice a year, or the doctor that does the procedure numerous times every month and is reading and educating themselves on cancerous tumors on a daily basis.
