If you want to point the finger, we can blame the Fed for holding rates low for so long, and the govt for printing 5 T, making money real cheap and allowing these NY investors to over pay on the real estate.I guess you have to wait until the banks take these assets back.

I agree, people also need to recognize that the cost to raise capital is not cheap - going through a company like this or a broker dealer route will cost you 6-10% of the capital they raise.

The best system will include today, soaker hoses to water foundation, not just spray heads.If there is no sprinkler, I would think it is not easy or cheap to hire someone to water.
