In other words, if there are attorneys who can afford to specialize in just prosecuting dog owners for dog bites - then good luck defending against them.What I learned when I was studying law, was that if there is any history whatsoever that a dog has ever bitten someone or a dog before, then no matter the circumstances, if they bite again - they are automatically guilty.And, even as a dog lover, you and I both know that some breeds are more likely to bite than others.  

I suspect that you'll have better luck with a local bank or private money, though it likely will still be challenging. 

I am having a similar challenge as well, I had paid the 20% for couple homes in Ocala in 2021 and it is now two years and the dates have just got extended multiple times.

Not all of us are rich enough that we can forego months' to years' of rent and still stay afloat, and we're definitely not greedy for defending our right to the use of our property.

The biggest challenge seems to be finding lenders that offer these loan products which is where I’m looking for help from the community with recommended lenders that serve Texas.The Fannie Mae (or Freddie Mac) options are preferred over FHA purely because of the (perhaps perceived) limit on renovation funds that the FHA option provides.

That is the biggest challenge I have with my clients.

That said, its a great opportunity for the investor willing to accept the challenge.
