The whole scheme was buy a foreclosure, "sell" it back to someone that can't qualify for traditional financing with seller financing at a higher rate, once note is "performing" you can sell the note and make a lot of money. 

I tend to find my own properties and deal with the realtors directly but having a realtor if you are brand new to the area, is helpful. 

For doing an STR well the larger properties are best and it needs to stand out amongst competition to perform well. 

Based on these assumptions and the IRS notice's text that "The IRS also gives affected taxpayers until May 1, 2025, to perform other time-sensitive actions described in Treas.

As of today however due to a signed affidavit we will be given a court date to follow through with eviction and perform said strategy above with section 8.  

Again, these are normally in the lower tier  neighborhoods that rarely perform on resale as their appraisal may suggest.

STR's can perform even better as you know but its all about location and timing.
