I have been receiving listing from brokers offering cap rates of 3-7% in almost all 50 states, for different lease terms and guarantors.I am trying to analyze those deals in an efficient manner - weeding many deals or brochures early on, and understanding the out of state location well.Because the cap rates are all over the place (based on tenant, location and lease term), I struggle to understand if a property is fairly priced, as it is not easy to come up with a "general" cap rate to apply to each NOI.Does anyone have resources (books, podcasts, blogs) that they can share that gives pointers when analyzing NNN properties?

One thing I'd comment on about the DOGE cuts, there's a big difference in making cuts to the "management" of the program versus the actual subsidies received by the tenants.

Most tenants, when receiving a check in the mail are going to cash it.

Then I wait for their responses and see their body language. 

The places I could afford I felt like I was risking buying and the area receive riff raff soon after.

What I've heard through them is as follows: The student body has changed drastically over the last 10-15 years.

They have every incentive to make sure construction is up to standard since they will receive 5-6% (to be split with buyer's agent depending on state) of the sale price in commission.

Do you know how to tell the difference between being a certificate holder and receiving additional insured status? 

I was prepaid 1st 6 months of interest. 8 months have passed and no additional payments have been received.
