I've stayed in Cancun at the Club Med when going there with a group of friends but we never left the resort and I think most visitors (the many I've met at least) are in the same boat.

@Jacob NevarezRecommend you figure out the property Class you want to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

This is my first investment property in a C class neighborhood, and I thought I had some good tenants, but there have been 3 late payments for rent in the 5 months they have been leasing my rental.  

@Brian Hong I am in the same boat as you only difference being my tenant is only 9 days late.

Have you thought of other asset classes such as condos or SF close to a ski mountain?

However, I heard East Cleveland is a D to F class area.For those of you with rental properties at or near East Cleveland, what is it like managing rental properties over there?

I made myself take QB classes and struggled for years, my CPA said what I am doing is about 80% correct and it was a ton of work to clean up the files. 80% is not acceptable for me when it comes to IRS stuff.

@Stuart Udis Went into more detail on why some areas are affected.I'll look into those areas, thank you. what do you mean by too much hassle, other than competition and general norm of lower-class tenants? 

Detroit has 183 Neighborhoods, ranging from Class A to D.Would need the address to give a better answer.
