You’ll need to attend REI club meetings, talk to a lot of other people, and much more if it’s gonna work.

You will want to attend those as they will provide additional materials you will need. 

Here's my experience: I attended a few Renatus meetings and was extremely skeptical.

All most famous ''gurus'' that I know own ministorages and very few own sf, because they understand where they make more $ and spend less time.I attended a boot camp 3 years ago about mini storages in Indianapolis, it was a very good course.

We thought it’d be a good idea to attend a free meetup in the area while we were there.

After attending an awesome BP meetup in Philadelphia (hosted by @Troy S.) some red flags have come up regarding the structure we're looking to use to fund our first flip.My partner, @Phil Sabella, and I have connected with a financier/partner who does JV's.  

I recommend visiting your local REIA (Real Estate Investor Association) to talk with other landlords, property managers, and other investors in attendance.
