I call them in-between because they are conferences, so not like your local meetups, but they are not truly "industry" conferences like NMHC, where you will meet primarily career, corporate multi-family people.Bigger Pockets Conference and Best Ever Conference are two that likely would cater to people more in your position.  

I have a list of them that I can share with you.Chicago, without a doubt, has some downsides, but there are also a lot of positives, like the inventory of older multi-family properties and price points at all levels.Investing out-state can be challenging because of the distance and the need for boots on the ground that you can trust 100%.

Expect another brutal year for investors in the South and Southwest, particularly in Texas and Florida, and particularly in Austin, TX - perhaps the worst positioned market in the United States for returns in year 2025. 

Realtors, websites, YouTube and books are all low cost. 

On crime... one positive trend is that APD, in partnership with the courts, has lowered the previously skyrocketing murder rate.
