Even if you view yourself as a passive investor, I always recommend investors take a hands on approach with their earliest properties as it lays a helpful foundation.With respect to turn key operators, I've personally found their objectives to be at conflict with the objectives of investors like yourself.

In my view, the rules keep you from investing a sizable portion of your net worth on a lightly regulated investment marketplace.  

Looking at what cities you can get direct flights or day drives will save time in going to view and check on properties.   

They won't assign tasks to vendors unless owners have money - and expect owners to proactively view their portals to see requests - and depend on automation to get their attention.

The requirement to enter into buyer-broker agreements I view as neutral.

Infact, I've seen more than enough times that the historical calculation become so far ingrained in the future that you were better off viewing it as an entirely irrelevant.

I self manage my units so my views are more related to the actual work of property management rather than communicating results to property owners.The most important factor in successful property management is not a personal quality or trait, it's having EFFECTIVE processes in place to support the business.

I also like to have my phone handy showing the final comp set pricing on the traveler view on Airbnb at the same time.I think starting out slow is good.
