If the city believes the unit was rented in the past, they will force you to legalize it as they no longer offer demolition permits and San Francisco's ultimate goal is to increase housing stock.On a side note, you can read more about TICs as an investment strategy by searching the BP forums.

So, I believe some of the fundamentals of larger multifamily (increasing NOI via increasing revenues or decreasing expenses) are beneficial to smaller multifamily although the ultimate value is not determine by NOI, but by comps.

If you go for a single family home, you are relying on debt / income solely for that new mortgage, however if you go with another multi, you can use some of that rental income to qualify for a larger mortgage, and ultimately a larger property.I'd be happy to chat, I am a local realtor in Fairfield County.
