Also someone forced entry in the back door and broke the trim getting in the house last night.

Another thing we do is have materials delivered early (something like flooring or trim) and have them sit in the house to get to the same temperature as the inside.

Excavation, foundation, framing, exteriors, floors, kitchens/baths, drywall, roofing, trim outs.....I tend to be the one doing all of it.  

Last week the neighbor lady discovered that they had trimmed the hedges in front and edged all her plants and flowers almost to the ground and she has Nothing to Complain about, because those are the Rules.

So decent roof, trim and railings, floors, walls, doors, windows, no peeling paint. 

Here are just a few examples: missing handrails, no gutters or broken gutters, exposed subfloor, exposed wiring, insufficient heating elements, dry rot, mold, water damage, rotting or leaking window sills and trim, appliances that don't work, deck and fence in disrepair, wet basements, peeling paint, roof over 20 years old could get called out.Hope this helps and best of luck to you!

@Adam Lippa I had a similar door and I had to cut out some window trim to make the lock fit.

But if a tenants stays for over 2 years, I have had to do almost a full repaint of walls and touch up of trim, which typically is a vast majority my turn over.  

Specific milestones meaning drywall hung, taped and mudded, or all walls/ceiling/trim painted or Final inspection completed and Certificate of occupancy issued.  

Slide a piece of undersized water resistant drywall behind the molding and make sure it fits (you don't want to have to recut the trim).
