I found a very nice 4 bedroom 2.5 bathroom property that had some recent reno and a new roof in 2015 but at the same time could use a few cosmetic touch ups.

I'm looking at properties requiring anywhere from light touch ups to full rehab. 

I've been involved in rehabs, vacancy touch ups, and have picked up my fair share of rent checks.

Will do... he's putting cabinets in for me right now, has a bathroom, and some touch up left,  it looking to be done by the end of the year.

Cosmetic work needed upstairs (plaster touch-ups, paint, minor trim repair) while the basement needs a bit more (replace ugly paneling with sheetrock, remove floor tile and put in carpet, egress windows).We close in 30 days.

Realtor over the phone discussed it as touch up painting.

Little touch-ups to make a unit attractive can add up quickly. 

Managed by a PM company. units 1&2 have been occupied as $1295/m for 2 months. unit 3 in eviction process (close to the end). ads for unit 3 has been out for two weeks, and no potential tenants yet. unit 4 has touchup work going on for market ready soon.
