My in-laws have some family out in Danville / South Boston, and I've always wondered if it's worth investing.

Other states I’ve got interest in are Indiana, South Carolina, Virginia, Georgia and Connecticut.

Unfortunately (or fortunately) south Florida rents have been coming down.

I recommend you add a little more detail to this post.. what kind of property etc etc.I have done probably more than 12 to 15 deals in south side all 2 to 4 flats.. at first they all sold to investors the last 3 or 4 sold to owner occ. 

Looking into the south Jersey/Philadelphia/Delaware market,  any other first times out their beginning their research? 

We are located in south Utah county and are always looking to meet other people also interested in real estate around here! 

South Florida, their building code is one of the more stringent ones due to the Hurricane zone. 

All of the south side allows it as well.
