We try to keep traps set in some closets every now and then where guests don't go, but worried about one starting to stink if its not checked soon enough ya know..

One way to increase value without doing much work is to find say a 1200 2 bedroom house and make it into a three-bedroom by adding a wall and closet.

While there I went into the closet to reset the beaker, I open the door, leaned in to reset a breaker and was done.

A year ago the tenant installed a portable washing machine in an upstairs unit.

@Danny Puchalski  I don't know how common that is, but unless the repair is required because of something the tenant did (eg replace a closet door because they put a hole in it), as a landlord I pay for the repairs. 

Being it’s in Philadelphia I’d say it’s probably a dead hooker stuffed in the closet stinking up the joint

Storage is a breeze here with a walk-in closet in the suite bath as well as one in a minor bedroom too.
