Columbus is going to be more of an appreciation play and cash flow margins will be tighter in the beginning. 

Keep track of those costs this year, they come into play in 2025 when it's in service.

I very much have a long term play and "don't care" about the cash flow immediately, but obviously I don't want them to negative. 

It will be easy for you to check if they paid on time, as you can check instantly online.

I do think house hacking and small multifamily are the best plays at the moment. 

The rates beat hard money and it's all online.
