Hello Nova,Did you ever find a GC in the area?

In town it is more about proximity to jobs again (downtown or strip or Oakland), growth centers (Bakery Square, Nova Place), and amenities.

We see this in Mars Hill, Ravenswood, and The Valley (West of Harding between Kentucky Ave and Morris St.)

What part of NOVA are you in?

With increased population growth throughout Los Angeles, and limited inventory, investors, first time owners, and developers should be aware of the strong possibility of multiple offers/bidding wars within areas such as Santa Monica, Culver City, Marina Del Rey, and Mar Vista.

You also need to build in a very large and puffy buffer into your estimates as there will be more demolition, construction and inspection than you think.If the property has been abandoned for a couple of years, assuming the mortgage payments stopped around the same time, the lender would normally have foreclosed {Nova Scotia has judicial foreclosure}.  

(Disclaimer: I worked for them a few years back)There are a bunch of new student housing buildings going up already in Davie and Cooper City along University Avenue to support University of Florida and the entire Nova campus, but I believe there is still opportunity due to the popularity of our destination as well as for people moving to take jobs at the new Hard Rock Casino and Hotel.

My plan is to BRRRR my first house in NOVA, and scale to more and more houses!
