A long standing project manager that I had befriended in the deal has been instrumental in developing better communications with the lender.  

For example, I had never heard of a 203k loan before, but now understand that it is an extremely effective instrument.

From tax point of view you may consider: 1) seller financing - you will spread income and taxes over years 2) 1031 exchange - selling rentals and buying Realestate investment instruments

Your construction background is very impressive, I'm in the Music Factory area of Uptown Charlotte (not sure if you're familiar with the area yet) but if you ever want to get together for a beer/coffee and just talk shop, let me know I always love talking real estate!

Cris' program is very technical and a classic in the industry, apparently it was fairly instrumental early in Joe & Alex's careers  (from real estate investing mastery).
