At least in our primary market (Tampa) I think 2023 created a purge of subpar listings and subpar owner's (get rich quick types) and now has created an environment where the good survive and the best thrive and the rest have died. 

It is also home to Southlake Dragons where we take pride in 8 Football State Championships.Several major hospitals are nearby: Baylor Scott & White Medical Center, Texas Health Harris Methodist, Medical City Alliance, and Medical City North Hills.
